Landlord Gas Safety Record (CP12)
The CP12, or Landlord Gas Safety Record, is the document a Gas Safe registered engineer issues after an annual gas safety check on a rented property. It confirms that gas appliances, pipework and flues have been inspected and are safe.
It is a legal requirement for landlords under Regulation 36 of the Gas Safety (Installation and Use) Regulations 1998, and the record must be given to the tenant within 28 days of the check.

When it's required
Landlords must have a gas safety check carried out on every gas appliance and flue in a rented property at least every 12 months by a Gas Safe registered engineer.
A copy of the record must be given to existing tenants within 28 days of the check and to new tenants before they move in. Records should be kept for at least two years.
The duty applies to most residential lettings, including houses, flats and rooms in shared houses where the landlord is responsible for the gas appliances.
